The Falls on Twynam is a modern beauty located in a new estate in Jindabyne. Completed earlier this year the property features four bedrooms and three bathrooms split over two levels.

There is a single lock up garage with plenty of driveway space. The front entrance opens into a large open plan kitchen/living/dining area featuring a slow combustion fire (wood not supplied) and large windows letting in plenty of natural light.

This property is licensed to sleep up to 10 people so ideal for families or small groups.

With reverse cycle aircon it's sure to suit all comforts. There is a laundry and separate drying room located at the front right side of the building. The downstairs bedroom contains a flatscreen TV with built in DVD player with two king-single bunk beds and is adjacent to a bathroom.

Upstairs is a second living area with a TV and Blue Ray player with plenty of DVDs available for your enjoyment. The main bedroom has a TV and its own balcony with a large walk in robe that leads to the ensuite with a shower, bath tub and double basin. Down the hallway are two other bedrooms with queen size beds and built in wardrobes. Between the bedrooms is another bathroom which has a shower and bathtub with a large double basin.

Only located a short distance from town central and a 30 to 40 minute drive to Thredbo or Perisher Ski Resorts. Jindabyne is part of the Snowy Mountains Region, offering a range of activities for all seasons.

            Booking terms

            The terms and conditions as stated and agreed by all parties on occupation of this property.

            Cancellation Policy

            Notice of cancellations must be received by this office in writing (preferably by email to bookings@snowaccommodation.com.au ).

            Your cancellation notification should include your banking details including BSB, Account Name, Account Number. All booking funds are held in a Statutory Trust Account, it is therefore a legal requirement that all refunds must be processed as an Electronic Funds Transfer. We cannot refund directly to credit cards.

            • Bookings cancelled more than 60 days prior to arrival date will incur a loss of the total booking fee paid.
            • Bookings cancelled 30-60 days prior to arrival will incur a cancellation fee of 50% of total invoice value in addition to the total booking fee.
            • Bookings cancelled less than 30 days prior to arrival date will incur a cancellation fee of 100% of total invoice value in addition to the total booking fee.
            • Credit Card Fees are non-refundable.
            • PLEASE NOTE changing your property is also considered a cancellation as all properties are individually owned.

            General 

            Terms and Conditions

            The terms and conditions as stated and agreed by all parties on occupation of this property.

            1. The premises are rented to you for holiday purposes only and for the period stated on the payment receipt.  Check in time is from 4.00pm on the day of arrival and check out is 10.00am on the day of departure. Keys must be returned to THE BASE SKI HIRE (in winter) or Jindabyne Real Estate (outside of winter) by 10:00am on the day of departure. PLEASE NOTE due to cleaning workloads in winter, delays may be experienced for check in times.
            2. All reservations require a 50% deposit of the total value of the booking within 7 days of making the booking to confirm the reservation. The final payment is due 30 days prior to your arrival date. Reservations made less than 30 days in advance require full payment at time of booking. Reservation deposits can be made by direct deposit to our Trust Account, or via Visa or MasterCard. Personal cheques will only be accepted with 3 weeks clearance or by prior arrangement. A booking fee applies to all bookings.
            3. SECURITY BOND Each reservation is subject to a Security Bond by providing details of your valid credit card or $1,000.00 cash upon arrival. Cash Security Bonds will be refunded by direct deposit or cheque within 10 days of post departure inspection. The Security Bond covers cleaning outside normal requirements, excessive garbage, damage, breakages, loss of property, lost keys and late departure.  No credit card or cash bond, no key – no exceptions.
            4. The premises must be kept in a tidy state and the number of occupants must not exceed the number of beds, or the number of same as stated on the confirmation. Furniture must not be moved or rearranged. Failure to abide by this condition can result in additional charges or eviction from the premises.
            5. All properties are NON-SMOKING. Any smoking inside the property will incur an automatic $200 fee + any extra costs associated with cleaning of the premises included but not limited to steam cleaning of carpets and furniture.
            6. The property is offered to you in a clean and functional condition. Upon departure the property must be left in a clean, tidy condition with all garbage removed from the property. All food brought into the property must be removed or disposed of. An additional charge will be applied for cleaning considered to be beyond normal expectations, excessive rubbish removal, and loss or non-return of keys.
            7. Guests are responsible for safekeeping of accommodation keys and/or remotes. If keys and/or remotes are lost you will be responsible for the cost of changing the locks and replacement remotes (if applicable) and the cutting of 4 new sets of keys. If no keys are available, guests will be liable for any costs involved in gaining entry to the premises via a locksmith. Guests must not break in or attempt to break into the premises when locked out. Should a guest require duplicate keys after hours a $50 service fee is applicable.
            8. All guests are responsible for any loss or damage arising from breakages or other damage to the property or common property during their stay, including any additional cleaning, removal of excess rubbish, repairs and replacement items in the property. All properties are privately owned, please respect the owner’s property. Do not move item’s from one property to another property. All damage, breakages or losses to the property and property furniture and furnishings are to be reported to the agent within 24 hours, and paid for by the guest immediately. Should you discover a fault or breakage when you arrive, please advise our office or we will consider those the responsibility of the current guest and charge accordingly.
            9. Under NO circumstances are animals or related species permitted on or inside the premises. Any breach of this condition will incur an automatic carpet cleaning fee of $300.00 AND any additional charges relating to excess cleaning and damage to any part of the property.
            10. Acceptance of this booking is made in good faith by this agency but may be subject to change due to circumstances beyond our control. Owners have the right to cancel any booking should they wish to utilize their property at the same time. Accommodation Jindabyne and Jindabyne Real Estate will endeavour to relocate your booking to a similar property where possible however no guarantees are made.
            11. For your security and safety please ensure that all windows and doors are securely locked when leaving the premises as weather conditions can change suddenly causing damage to both guest and owners property. Attention needs to be given to the security of the property due to the high incidence of crime in holiday seasons. No responsibility is taken by the agent or the owner/s for guests personal property.
            12. Strata by-laws and council regulations must be complied with. We ask that consideration be given to other guests with respect to noise, parking and other issues that affect the peaceful enjoyment of others.

            We participate in the Bad Book register. By making this booking you hereby agree that if you or any occupant covered by this booking, including any guests, breach our Terms and Conditions your Name, Phone Number and Email address along with details of the breach/breaches may be disclosed to the property landlord and/or other agents participating in the Bad Book register. We reserve the right to cancel a booking where a guest may be registered on Bad Books.
